We are currently seeking two Stock Condition Surveyors to effectively investigate, assess and record the materials, age, and condition of our assets.
During the inspection, it is also expected that an Energy Performance Certificate (EPC) would be undertaken if an up to date one is not available. A Housing Health and Safety Rating System (HHSRS) will also be carried out to ensure Category 1 & 2 hazards are reported so actions can be taken to resolve them.
Our housing stock is across all local authorities in Essex, Suffolk Coast, and three areas of London Borough of Barking & Dagenham, Redbridge, and Borough of Havering.
Your main responsibilities will include:
Undertaking stock condition surveys of our properties, inspecting both internal and external components, and using a mobile device to record your findings.
Undertaking EPC surveys when the property is being inspected, if major changes have occurred since the last inspection, or if a current one has expired or is not available.
The stock condition surveys will ascertain the material, condition, and remaining life of key building elements.
To ensure the survey captures all the information required, that the information is accurate and evidenced with photographs.
To be successful in this role you must have:
ONC in property, construction or similar relevant qualification or equivalent experience.
Knowledge of current building regulations and relevant legislation.
Understanding of defects diagnosis and building pathology.
Expert in condition reporting and target focused to deliver the required number of surveys per month.
Knowledge of planned investment programmes.
Knowledge of relevant legislation such as Decent Homes, Landlord and Tenant Act and HHSRS.
Excellent attention to detail.
Methodical approach to capturing data in an accurate manner.
IT literate in Microsoft Office 365, particularly Excel, Word, and Outlook.
Full UK driving licence and use of a vehicle.
