Job Description

Purpose of the Role


Reporting into the Residential Operations Director supporting the Residential Management Surveyors in the delivery of the divisional strategy with particular focus on the five pillars ensuring high quality property management service is achieved across the RISE and Central London portfolio for the benefit of Savills clients, occupiers and any customers.


The Engineering Director will have specific responsibility for implementing the engineering operational strategy, objectives and business plan ensuring a clear focus on growth and the implementation of Residential standards, focusing on Compliance, as well as ensuring connectivity to Savills Property Management is maintained at all times. The role will require an awareness of cost control and budgeting whilst ensuring statutory compliance, governance and customer service policies are in place to serve managed sites ensuring a world class welcome service is delivered.


The role will be a strategic appointment working with the Residential team to deliver upon strategic objectives, set an agenda provide leadership to site based colleagues ensuring our service delivery is consistent and is in line with industry best practices and business guidelines.


To work in conjunction with the Residential team liaise with and assist the hard services procurement team with all major tenders, quarterly service partner meetings, disputes or debt issues.


A recognised H&S qualification by examination is required, and it is expected that employees will be able to demonstrate experience and/or working towards a professional qualification such as MIWFM or Assoc RICS or an equivalent engineering qualification.


Key Responsibilities


To develop the operational model across the portfolio within the residential property management portfolio. Spend time with and on sites to understand requirements and provide interface to the head of UK Engineering and also to the wider business. Support both the Residential Board and UK Engineering in developing and implementing a solid business plan focusing on enhancing best practice. Work with all elements of our business to consistently evolve our operational model. Drive forward development of the customer service portals (Cureoscity) and lead on the SEMS ensuring these are implemented well and ingrained in the day to day operations across all sites. Assist Residential Board and Head of UK Engineering in ensuring financial performance is maximised, reviewing recoverability of cost and generation of income as well as contributing where appropriate to financial reviews with the Head of SMR Finance. Oversee day to day liaison with surveyor, RFM and operational staff to ensure clear lines of communication between SMR and the core Savills PM business. Align Residential FM Network with Business Standards and ensure consistent level of engagement and understanding through the development of sector clusters. Ensure an effective operation of H&S and environmental compliance with all legal and statutory requirements across the portfolio. Liaison with the central functions responsibility for the delivery of services across the wider business and deputising for the Head of UK Engineering on a number of divisional boards and or groups. Identify and implement opportunities to take service lines in-house via the introduction of Savills Engineering and Design Consultancy, Savills Earth, Savills Front of House & Concierge Services. Work with internal service line leads to gain feedback on service and develop service line to ensure we are delivering the very best in service. Attendance at pitches and supporting business development initiatives as required. To act as a mentor to junior members of the Residential and UK Engineering team and ensure that their development and progression is managed to allow them the best chance of success. Work with Savills Pathways to develop individual training plans for all staff within Residential and hold regular review meetings to monitor progress and performance. Provide adhoc support leadership and guidance to managed sites and where required step in to provide interim on site management as required. Evaluate existing contractual relationships and ensure that the service provided by our partners, is in line with the agreed specification. Ensure that any shortcomings in service delivery are dealt with swiftly and reported back to the Supply Chain category teams. Production and co-ordination of information, in line with Savills and client requirements. To carry out annual appraisals for all SMR staff and ensure that 6 monthly reviews are completed. To act as Operational Client Relationship Manager for agreed clients and liaison with the management surveyors as appropriate. Act as the lead member of the UK Engineering team with external Industry leading awards applications. This would include liaising with Savills M&E management teams and M&E service partners for entering all industry leading awards from application through to finalists. Assist the mobilisation team and onsite M&E management team in conjunction with the Hard services Portfolio Operations Directors, with all new buildings M&E mobilisation both pre and post practical completion or management handover. Ensure quarterly Cluster meetings are arranged an held with all management M&E teams, to ensure the latest Savills processes and procedures and innovation are relayed and discussed and any issues can be relayed to the Residential Board and UK Engineering team for further assistance. Act as the Lead Residential point for Savills Tech Working Group, this involves ensuring the latest innovation in property management is investigated and presentations arranged ,so that the findings can then be relayed to the Head of UK Engineering.

Skills, Knowledge and Experience


Candidates will be required to demonstrate the following:


Self motivated individual with excellent interpersonal skills. Excellent organizational and time management skills with a degree of flexibility. Ability to take on delegated authority and act independently Ability to handle a large number of projects with a broad range of customers, suppliers, and property owners. Experience and knowledge of achieving high standards in property management on multi let sites. Knowledge and understanding in preparation of service charge budgets; ensuring agreed times and costs are adhered to. Understanding of not only operational property management but an understanding of building infrastructure, operational engineering and the subsequent statutory legislation. Strong overall experience in a similar position or operational leadership role.
Working Hours - 0900 - 17:30 Monday - Friday
