To ensure the successful financial completion of projects, protecting the exposure of the Company to financial risks, together with adherence to the commercial procedures of the Business.
What you will be doing
Coordinating with, reporting to and implementing the reasonable directives of the Managing Quantity Surveyor (functional reporting).
To ensure the full and proper implementation of the Company's Procedures.
Management of the sub-contract tendering process
Ensuring the timely submission of all relevant data required to monitor and analyse project performance on a monthly basis.
Preparing robust sub-contracts and/or approving drafts prepared by other members of the project's Commercial Team.
Review and comment on proposed amendments to sub-contracts for issue to Legal/Managing Quantity Surveyor for review.
Working with the Project Manager to administer sub-contracts
Sub-contractor performance monitoring to ensure the economic and timely completion sub-contract works.
Liaising with Managing Quantity Surveyor/Project Manager/Contracts Managers on the day-to-day commercial administration of contracts to ensure the financial success of construction operations.
Consulting with Project Team so all necessary notices and submissions required by the various forms of contract are given in a timely manner.
Management of the change control procedures for both main contract and sub-contracts
Pricing main contract variations and assessing sub-contract variations
Identify and challenge any changes in the design and propose value engineering options
To participate in the recording of delays & preparation of any request for extensions of time.
Ensuring prompt and regular submission of main contract payment applications and subsequent cash collection together with the preparation of sub-contractor payments (strictly in accordance with specified payment terms).
Involvement in dispute avoidance/resolution.
Responsible for managing meetings such as post tender review meetings, progress meetings, etc.
Line management responsibility for members of the project Commercial Team.
Supervising, mentoring and encouraging junior staff in their personal and professional development.
Contribute to the engagement and management of the Region's Partnered Supply Chain
To generate/maintain relevant records, accurate filing, and support all commercial functions with lessons learnt
To apply a neat and accurate approach in all day-to-day activities and to strive to enhance one's own professional capability.
To be aware of business continuity processes via Line Manager.
What we will need from you
Sound & comprehensive understanding of construction industry and the parties to it.
Proficient knowledge of measurement and valuation.
Good knowledge of standard forms of contract.
Proficient in reading drawings, specifications and knowledge of construction process.
Ability to negotiate with clients/sub-contractors and draft subcontracts.
Knowledge of CIS.
Ability to produce accurate monthly cost and value reports and outturn financial forecasts.
Ability to assess and value minor changes/variations in compliance with contract terms.
Ability to work in a team environment.
Understanding of applicable legislation to the role.
Awareness of dispute resolution procedures.
Exposure to resolving disputes.
Experience of drafting and managing risk registers/risk & opportunity schedules.
Extensive experience of working on live projects and final accounts
Experience of value engineering.
Experience of procuring sub-contracts for all trades.
Successfully negotiated a number of sub-contract final accounts.
Professional membership of recognised institute e.g. RICS, CIOB, ICES (desirable)
Experience with COINS (desirable).
Proficient in the use of Microsoft Office, e.g. Excel, Word & PowerPoint (essential).
Experience of managing, mentoring and developing staff (desirable).
Experience of working on health and education projects (desirable).
Holding a relevant CSCS card (essential) and SSSTS/SMSTS (desirable).
Understanding of Health & Safety issues at work (essential).
