Role Overview:
We are looking for a dedicated Property Manager with a minimum of 3 years' experience in residential property management. The ideal candidate will be comfortable managing a large and varied portfolio, ensuring properties are maintained to a high standard and offering excellent service to both landlords and tenants.
Key Responsibilities:
Portfolio Management:
Manage a substantial portfolio of residential properties, overseeing all day-to-day operations effectively.
Tenant Relations:
Act as the main point of contact for tenants, handling queries, concerns, and maintenance requests in a timely and professional manner.
Property Inspections:
Conduct routine property inspections and ensure properties meet regulatory and safety standards.
Maintenance Coordination:
Liaise with contractors and tradespeople to arrange repairs and maintenance, ensuring issues are resolved promptly.
Rent Collection & Arrears Management:
Oversee rent collection processes, address late payments, and liaise with tenants to resolve arrears.
Compliance:
Ensure all managed properties comply with current UK legislation, safety regulations, and landlord obligations.
CRM Systems:
Confidently use property management software, ideally Alto, to manage records, coordinate tasks, and communicate with managers.
Requirements:
Experience:
At least 3 years' experience in residential property management in the UK.
Software Knowledge:
Proficiency with property management CRMs; knowledge of Alto is a significant advantage.
Legislative Understanding:
Solid knowledge of UK property law, rental regulations, and industry standards.
Communication Skills:
Clear and confident communication, both written and verbal.
Organisation & Time Management:
Strong organisational skills with the ability to multitask and prioritise a busy workload.
Problem-Solving:
Ability to resolve issues quickly and efficiently using sound judgement.
