Job Description

An opportunity has arisen for a Residential Property Manager as an addition to join our energetic and dynamic team based in a very friendly office environment.

The candidate will be required to be focussed on the maintenance requirements and upkeep of residential developments and properties within the Company's portfolio. In addition, the role does involve an element of administration following site visits and on-site meetings.

The role will require the candidate to possess:



Excellent communication skills Excellent knowledge of Microsoft Office Experience in addressing property maintenance requirements. Be a problem solver and the ability to think "outside of the box". The use of your own vehicle of which a fuel allowance in accordance with HMRC guidelines will be paid. A willingness to be predominantly on site visiting our development portfolio with a keen eye for detail, ensuring the development is being well maintained.

Your role will involve:



Establish and maintain excellent relationships with the resident directors, residents, and contractors. Be self-motivated, flexible and apply enthusiasm to your work. Possess the ability to take the initiative. Carry out site visits to all developments within the property portfolio and provide site reports and photographs for the maintenance team and the company property management system. Ensure all maintenance issues are addressed within a sensible time frame. Organise your own site visits and appointments, but ensure they are documented within the team's shared diary. Attend Annual General Meetings - (although very few are held), these can sometimes be held in the evenings over Zoom and paid as overtime! Consulting with the Resident Directors on all service charge budgets, prior to budgets being prepared, to ensure sufficient funding will be in place to meet the anticipated annual expenditure required to maintain and administer the development. Arrange to meet with the Developers on site prior to receiving "handover" of a new development, and or agree to attend pre-handover meetings when requested. Ensure all developments meet all compliance with all Health and Safety Regulations Ensure strict confidentiality and security of all business documentation/information is achieved and maintained. Providing courteous responses to emails within a 48-hour time frame

Job Type: Full-time

Pay: Up to 28,000.00 per year
