Job Summary:


This role is suitable for a candidate that has been working within the Leasehold/Block Management industry for at least two years. Ideally, TPI qualified.

The candidate will have centralised support from Assistant Property Managers as well as working closely with other Property Managers, our internal Surveyor and the Property Director.

The role includes

Diarised building inspections to assess maintenance, risks and health and safety compliance Updating central risk register along with diarised tasks from our database Identifying maintenance requirements Undertaking full section 20 process with support where required Ensuring CDM 2015 procedures are followed Instructions and monitoring of appointed suitably skilled contractors Assessment and approval of invoices ensuring the coding is consistently accurate with the budget Preparation of service charge budgets and ongoing monitoring to guard against overspend Implementing reserve funds where necessary and maintaining adequate levels of reserves as appropriate. This may involve schedules of cyclical works/planned maintenance Working with internal service charge accountants to ensure accurate preparation of service charge accounts and sign off Organising, attending and chairing AGMs and Directors meetings outside of normal business hours Regular travel to sites around the region Assisting out of hours team with emergency calls as necessary Other tasks requested by Senior Management/Directors
Qualifications & skills:

Previous experience in block management for at least two years Intermediate level ability to use Word, Excel and Outlook Ability to work to tight deadlines Excellent time management and organisational skills Flexibility around working hours and travel requirements to buildings Self-motivation with ability to make informed decisions
Salary dependent on experience.
