Job Purpose
To provide an effective, efficient and customer focused letting & management service to tenants, landlords and contractors.
Core Expectations
Confidently dealing with customers over the phone and face to face, displaying very high levels of customer service.
Responsible for ensuring every property is marketed effectively.
Viewings booked in, carried out & followed up effectively. Also responsible for negotiating and agreeing lets with tenants & landlords.
Responsible within the team for the day to day management of a professional lettings portfolio.
Being pro-active in chasing arrears, defects and management issues, whilst also updating both tenants and landlords on such issues.
Coordinating Move Ins, Move Outs, Inspections and Inventories to be regularly completed.
Ensure that processes, systems, policies and procedures are adhered to at all times.
Liaising with tenants, contractors and landlords regarding any defect issues and negotiating a quick and fair resolution to any problems for both the landlord and tenant.
Ensuring all legislation, including safety certificates relating to the properties are kept up to date.
Being pro-active and advising landlords to upgrade their properties in order to ensure they are let well and quickly.
Drafting and arranging the signing of tenancy and guarantor agreements.
Issuing notices and renewal of existing tenancies.
Liaising with the accounts team regarding payments, arrears and invoicing.
Commitment to achieving excellent performance and delivering an excellent management service.
Registering deposits and handling any end of tenancy disputes between the landlord and tenant.

Experience
Customer service experience preferred but is not essential, we will provide the necessary training to the candidate with the right attitude and ability!
Preferable - Word & Excel & generally computer literate. Training will be provided for letting software.
Other Important Information
Business hours are 8:30am - 5:30pm Monday to Friday. 9:30am - 3:30pm Saturday
Contracted hours are 40 per week
Employees will be expected to work a minimum of 1 in 4 Saturdays a month. A day will be taken in lieu during the week of the Saturday due to work.
A degree of flexibility is important, therefore the additional Saturday should be expected during peak times or for holiday cover.
Any additional hours worked will be given back at off peak times, or paid as overtime in exceptional circumstances
Having your own car & a valid driver's licence are essential to this role, and you would be expected to use your own car to complete the duties within the role. Expenses will be paid for business travel.
