ROLE : Lettings Manager
RESPONSIBLE FOR : Negotiators, Administrators and Apprentices
RESPONSIBLE TO : Directors & Senior Operations Manager
HOURS OF WORK : 40 hours per week

Role Overview
As a pivotal member of our team, the successful candidate will take on a multifaceted role with a primary focus on managing a prestigious portfolio of over 200 residential properties. This includes responsibilities such as marketing properties on various platforms, negotiating tenancy agreements, and ensuring seamless communication between landlords and tenants. The role also involves preparing contracts, referencing potential tenants, registering and releasing deposits, and overseeing the entire process of move-ins and move-outs. Moreover, the candidate will play a vital role in compliance with legal requirements, issuing notices, and collaborating with an international team using WeChat, a popular social app. Key Responsibilities

  • Managing a portfolio of over 200 properties.
  • Effective communication with both tenants and landlords.
  • Negotiating and closing deals.
  • Preparing and overseeing tenancy contracts.
  • Conducting tenant referencing.
  • Registering and releasing deposits, managing DPS and the Dispute Resolution Process.
  • Reviewing inventories, check-out reports, and mid-term inspections.
  • Organizing property licensing, as required.
  • Issuing Section 21/8 notices.
  • Coordinating property maintenance.
  • Ensuring compliance with established procedures.
  • Updating the company website and contributing to marketing efforts.
  • Travel is an essential component of the role.
  • Collaborating with the international team via WeChat.

Experience:
  • 1 year of experience in Property Management (required).
