We are seeking a highly skilled and experienced Lead Maintenance Technician to provide crucial technical expertise and on-the-ground support to our Portfolio Management team. This is a self-employed, permanent contract role requiring a hands-on individual capable of diagnosing and resolving maintenance issues, overseeing contractor work, conducting inspections, and contributing to the ongoing upkeep and improvement of our residential properties. The successful candidate will be a proactive problem-solver with excellent communication skills and a strong sense of ownership.

Key Responsibilities:

Act as the primary point of technical expertise for the Property Management team on all maintenance-related matters.

Diagnose maintenance issues effectively, providing clear recommendations for repair or further action.

Efficiently complete a wide range of maintenance and repair tasks across various trades, including decorating, carpentry, tiling, plastering, basic electrics, and plumbing.

Conduct quality control checks on completed maintenance work, ensuring high standards are consistently met.

Provide technical assistance and guidance to external contractors to facilitate efficient and high-quality task completion.

Conduct scheduled maintenance inspections of managed flats and buildings, identifying potential issues and recommending preventative measures.

Develop a strong sense of ownership for the condition and upkeep of the managed properties, proactively identifying opportunities for upgrades and improvements.

Maintain clear and timely communication with the Portfolio Management team regarding maintenance progress, issues, and recommendations.

Utilize various technologies and software platforms effectively for managing maintenance requests, scheduling, and reporting.

Work independently and as part of a team to deliver high-quality maintenance solutions within agreed timelines.

Required Skills and Experience:

Proven experience as a multi-skilled maintenance technician with demonstrable expertise in decorating, carpentry, tiling, plastering, basic electrics, and plumbing.

Must possess own comprehensive set of tools and own reliable transportation. Parking may be provisioned on specific sites once confirmed.

Ability to diagnose maintenance problems accurately and propose effective solutions.

Strong commitment to delivering high-quality workmanship and attention to detail.

Excellent communication skills, both spoken and written English.

Strong time management and organizational skills.

Ability to work independently, manage own workload, and prioritize tasks effectively.

A proactive and solution-oriented approach with a strong sense of responsibility.

Must hold own public liability insurance and have the right to work in the UK.

Ability to work quickly and efficiently without compromising quality.

Flexibility to work outside of standard hours, including evenings and weekends, as required.
