Graduate Portfolio Manager - Residential Property Management

The Pedder Group offer services in residential sales, lettings, property management, land and new homes, and financial services, and we are currently offering Graduates the opportunity to join our residential team within the Property Management department.

Brief duties of the role:



You will be responsible for managing your own portfolio of residential properties, dealing with both landlords and tenants, and dealing with various aspects of lettings compliance.

Whilst no day is ever the same, below you will find an outline of some of your key supportive duties (not limited to):

Handle landlord and tenant enquiries via telephone or emails in a professional and timely manner. Manage your own portfolio and work efficiently and proactively to deal with any issues that may arise. Develop a strong understanding of lettings legislation and compliance, becoming familiar with Pedder Best Practice procedures, Statutory Legislation and GDPR Regulations. To work closely with the local branch/es on all tenancies, spending time within your allocated branch to build rapport. To complete property inspections on all managed properties and provide the landlord with a report. Ensuring all gas safety/EICR & EPCs are up to date, booking these in with certified and trusted contractors prior to the expiry dates. Ensure all rent arrears within your Property Portfolio are chased on a daily and weekly basis, keeping landlords regularly updated. Deal with deposits at the end of tenancies and help with negotiations of the deposit release. Speaking to the landlord & tenant regarding properties coming up for renewal, and completing the relevant renewal paperwork. Instructing contractors where relevant for property maintenance issues. Always ensure you give a good impression of the company, being a strong representative of the Pedder brand, and chasing 5 star reviews for your high quality customer service and interactions.

Hours and Location:



Our Property Management team are based within our branch in Crystal Palace (SE19 1TX). Currently our portfolio is split between our 9 branches. Our Portfolio Managers are responsible for managing a specific portfolio, and you will therefore also be allocated a specific branch/es where you will also visit regularly for office support and property inspections.

Monday - Thursday 08:30-17:00 or 09:30-18:00 (week on, week off)
Friday 08:30-17:00
No Saturday working

*A trial is in place until 31/03/2025 for this working pattern. These are the hours that you will be working during this period, however hours within your contract will be confirmed as the hours listed below. This will be confirmed in writing within your employment offer. Should the trial be successful a new contract will be issued to confirm the trialled hours as permanent.

Saturday 10:00-16:00 (on a team rota basis)

Candidate requirements:



The ability to drive is desirable to allow ease of access to other branches and inspections, however this is not essential. Have previous experience in a sales or customer service environment (essential). If you do not currently live in London, or you are not in a commutable distance of our offices, you will be required to relocate prior to your starting date. A degree in any vocation (2023/2024 graduation date), with a clear interest in a career within the property industry.

Salary details:



27,000 per annum + quarterly performance bonuses available. Salaries are reviewed on an annual basis.
