The role
You will lead the Estates Team to deliver a high-quality external environment with a strong emphasis on customer service, putting our tenants at the heart of everything you do.
You will be responsible for maintaining a safe, clean and high-quality external environment on estates and other locations, ensuring compliance with relevant legislation, data governance, regulatory standards, internal processes and protocols, and in particular health & safety provisions and effective contract management.
Main responsibilities
Undertake a range of specialist tasks including:
To manage caretakers and be the operational lead for the Estates Services Team, ensuring that estates are clean and safe - and that high standards are consistently achieved.
To ensure that minor communal repairs are carried out promptly and to a high standard.
To ensure that regular inspections take place and are quality assured.
To mobilise an effective team response in the event of emergencies e.g. fly tipping, heating failure, lift breakdowns etc. working with other internal departments.
To provide effective and motivational leadership to the Estate Services Team
To develop and embed a culture professionalism and continuous improvement.
To ensure high levels of resident satisfaction with the service.
To produce performance information and reports suitable for a variety of audiences, including commentary and analysis.
To engage residents in service planning, delivery and review and to ensure that their views and aspirations are properly reflected.
To take part in community events and initiatives as and when required \xe2\x80\xa2
To work collaboratively across Gravesham departments to secure the best outcomes for residents.
Keep abreast of relevant changes in legislation, good practice and policy, initiating changes as required.
Essential qualifications/experience-
Experience of managing estates services in a residential context
Experience of procurement and contract management
Supervisory and / or management experience
Experience of working with residents and other stakeholders to successfully co design and improve services.
Budget management
A thorough knowledge of RIDDOR and COSHH provisions as well as Health & Safety at Work legislation
Knowledge of minor, major, and communal repairs
Knowledge and experience of Fire Risk Assessments
