Overview


We are seeking a dedicated and experienced Site Manager to oversee operations at our construction site. The ideal candidate will be responsible for ensuring that projects are completed on time, within budget, and to the highest quality standards. This role requires strong leadership skills and the ability to manage multiple tasks efficiently, whilst maintaining a safe working environment.

Role Overview:



In accordance with company procedures for the various stages of development carry out the following:

Oversee the full day to day management of the assigned Development Project including management of all site Staff.

To have full knowledge and understanding of all drawings and designs of the construction and the project.

Ensure at all times the most up to date drawing revisions are both communicated and worked to by all contractors on site.

Oversee and direct the construction project to completion.

Review the project in-depth to schedule deliverables.

Oversee all onsite and offsite construction activity to monitor compliance with building and safety regulations.

Coordinate and manage construction workers and subcontractors.

Select tools, materials and equipment and track inventory.

Meet contractual conditions of performance.

Review all stages of construction progress on daily basis.

Oversee the preparation of internal and external reports pertaining to project status.

Plan ahead to prevent problems and resolve any emerging ones by means of project sub-contractor meetings on a regular basis.

Assist in agreeing terms of agreements, contracts and assist to obtain and make aware the requirement for permits and licences.

Analyse, manage, and mitigate risks.

Ensure quality construction standards and the use of proper construction techniques are in place.

Manage any such design development (as may be applicable), value engineering requirements and the construction/MEP works within time, cost, quality and safety requirements of the contract and company procedures.

Develop & maintain a positive liaison with, all stakeholders, consultants and contractors and the Senior Management.

Manage the interface requirements between design/MEP and construction elements including design-coordination, approval, installation and commissioning and completion requirements of all disciplines / packages in conjunction with the full project team.

Play a major role in the procurement function.

Initiate and implement the services completion and commissioning plan and coordinate with the overall project finalisation plan.

Overall responsibility for productivity management for all trades to the construction program and MEP fit out program.

Full responsibility for timely connections of all Utilities services - Water, Gas, Electricity, Telecommunications and connections to sewer and storm water. This is to be liaised through the Technical Manager.

Assist the Technical Manager to liaise with Authorities and Utilities for timely connection of all services - Water, Gas, Electricity, Telecommunications and connections to sewer and storm water. This will include identifying and coordinating the best pathway for the services connections to the project.

Health and Safety:



Ensure that all trades comply with the relevant aspects of the Construction HS Management System and Project HS plan including the procurement, engagement and management of all subcontractors and suppliers.

Continually assess the project for risk activities and work to develop and implement measures to control those hazards and associated risks in conjunction with the senior Construction team and current business objectives .

Assist with the preparation of safe Work Method Statements in consultation with the work group carrying the proposed activity and the HS Manager.

Ensure that the Sub-contractors are proactive in looking at tasks ahead and obtaining relevant paperwork well ahead of schedule.

Ensure that all subcontractors requirements and documentation are provided prior to subcontractors starting on site.

Management of site inductions and implementation of subcontractor RAMS

Manage and update the CPP as well as any other project specific health and safety documentation.

Manage the action and close out of any issues arising from site safety inspections within the specified time frames.

Construction Planning:



Develop and maintain working relationships with project staff and subcontractors to ensure all involved are managing their respective trades and responsibilities.

Be actively involved in assisting in the updating of construction plans and programmes for the project in a timely manner in line with business expectations.

Review on a regular basis design drawings and documentation for compliance with building regulations and general build ability.

Plan, schedule and co-ordinate all development material call-offs.

Plan, schedule and co-ordinate all development and off-site utility services.

Site Productivity and Coordination:



Monitor the project along with other members of the team and make any adjustments if necessary, to ensure the successful completion of the project.

Establish communication schedule, i.e. regular meetings on site.

Manage the installation of all permanent and temporary services, required on site and ensure that appropriate approvals and certifications are obtained.

Lead subcontractor coordination meetings.

Manage and oversee the QA process.

Manage and liaise with the QS and Building regulations to ensure project requirements are met and the Program schedule is maintained or bettered.

Follow up and close out all issues relating to and on completion of projects.

Monitor and Manage contractors and sub-contractors are on schedule and their works are on program. If any contractor and or sub-contractor is behind their specific program this must be made aware to senior management.

Quality:



Provide advice or manage site subcontractor team regarding MEP installation and assist to resolve issues, defects, ensure compliance of installation is to design and specification.

Coordinate consultant and client inspection process and close out of any issues raised.

Actively manage quality non-conformances to acceptable closeout.

Ensure that a benchmark for quality is established early on to set such standards for the rest of the development.

Ensure that the Elemento QA process is adhered to.

Project Specific Responsibilities:



Detailed specific project responsibilities:

Assist in defining the scope of works for all separate trade packages and definition of key interfaces between the trades.

Provide input to the project schedule as required.

Oversee subcontractor regular meetings.

Manage the close out of trades generated RFl's (As may be applicable) with the design team.

Manage, as required, coordination with the trades and if required with the relevant consultants.

Arrange for statutory inspections by Building control, Warranty and any other project specific 3rd party inspection bodies.

Oversee the commissioning phase of the project.

Essential Skills and Qualifications:



Proven experience in site management or a similar role in the construction industry. Relevant qualifications, such as an NVQ in Construction Site Management, or a degree in Construction Management, Civil Engineering, or related field. Valid Site Management Safety Training Scheme (SMSTS) certification. Experience in managing budgets, timelines, and subcontractors on-site. In-depth knowledge of health and safety regulations and compliance standards. CSCS First Aid at Work certification. TWS trained Proficiency in Microsoft 365' suite software. Attention to detail and the ability to work under pressure.
