It is with great confidence and opportunity that Sphere Solutions are currently assisting to recruit a Commercial Manager for an investment organisation in the heart of Cornwall. Described as an Investment & Development partnership, this organisation is currently on the search for a Commercial Manager to work alongside a project delivery team.

The role is to manage the financial and contractual aspects of multiple projects, working under a large development scheme. Ensuring exemplar standards, complying with timescales, and budget forecasts and being in line with delivery strategy.

The role:

• Provide financial assistance for the development of the design & construction including housing spaces and various infrastructure projects.
• Prepare/manage monthly cost reports and cost projections, providing cashflow forecasts & variation management reports, estimating material quantities, costs, labour and time.
• Oversee the preparation of works packages, bills of quantities & works schedules by external consultants.
• Prepare/negotiate forms of contract documents, with experience of NEC contracts.
• Prepare and assess tender enquiries for construction projects.
• Procure/assign work to contractors & subcontractors - overseeing their work at all stages & agreeing on monthly or stage payments; value completed works.
• Managing external cost consultants
• Perform risk & value management.
• Manage the preparation & update of design and construction programmes/ schedules.
• Advise on contractual claims and disputes.
• Lifecycle costing analysis & provide cost analysis.

What we require:

• Experience working within development and construction, managing multiple complex projects or portfolios.
• Degree or equivalent within a construction & development related discipline with membership of a related profession advantageous
• A minimum 7 years experience within the property & construction industry
• Experienced in client, consultant and contractor-facing roles.
• Understanding the Cornwall housing market is preferred but not essential.
• Groundworks & civil engineering experience are preferred but not essential.
• Knowledge of MS Project preferred but not essential.
• Commercial and financial awareness
• Demonstrable risk & opportunity
