About this Role:

We are looking for a Caretaker to support a large residential development based in Dewsbury, West Yorkshire, by maintaining a first-class environment both externally and for the common parts. The Caretaker will be employed by a Management Company funded by the Service Charge on behalf of the lessees and will chiefly oversee the day-to-day management and running of the Estate and the common areas of the apartment buildings.

Some Responsibilities and Goals you\xe2\x80\x99ll own:

  • Undertake a visual inspection of all blocks, estate grounds and bins stores, including the play area every morning and report any issues to Remus straight away. This includes any lifts out of service.
  • Cleaning of all apartment blocks on a weekly basis, including communal doors and glass, skirting boards, window sills and staircase banisters.
  • Carry out a litter pick around the estate (including Rotary Close and play area) and parking spaces. Sweep bin stores and disinfect, remove cigarette ends and empty cigarette bins and play area bin on a weekly basis.
  • Note any antisocial behaviour on site and report to Remus.
  • Monitor contractors and assist if required with access.
  • Report any bulky waste.
  • Carry out meter readings the day the cleaning is taking place for that block.
  • Check security including all communal doors and windows on a daily basis.
  • Assist with any water leaks and try to establish source, taking instructions from Remus.
  • Take out bins on a Monday morning, for collection by the Council and put back into the bin stores. Including a bank holiday (time in lieu will apply).
  • Test all fire equipment on a weekly basis. This includes fire alarms, smoke vents and emergency lighting and log this in the log book on site. Training will be provided.
  • Monitor and rotate bins when required (usually midweek).
  • Monthly reading of landlords meter each block and send to Remus.
  • Run taps on a monthly basis to reduce risk of Legionella.
  • Jet washing paths on an annual basis and spot clean carpets. (full carpet cleans will be done by a contractor annually).
Must Have Skills:
  • High level of customer service. High standards of professionalism are required when dealing with residents, contractors, and visitors.
  • Good telephone manner and customer service skills.
  • High attention to detail and a pride in their work.
  • Must be organised and willing be able to prioritise.
  • A flexible, adaptable, and organised approach to work, exercising initiative and working independently as appropriate.
  • Ability to learn quickly and a team player.
  • Willingness to undertake continuous training and personal development.
  • Proficiency with Microsoft Office.
  • Excellent record keeping skills, both electronically and for hard copies.
