As the

Buildings Manager

for our newest location in Orpington, you will play a vital role in shaping and launching a dynamic makers and creative studios that reflects the unique needs of this community. Unlike our standard FOUNDRY offering, Orpington is all about

community-building, member engagement, and creating a thriving hub from the ground up for businesses, creatives and makers

.

During the

pre-opening phase

, you'll take the lead on

site viewings, outreach, and building relationships

with local businesses and potential members, ensuring a strong launch. Once operational, you'll be the driving force behind an

exceptional member experience, seamless daily operations, and a vibrant, engaged community

.

This is a hands-on leadership role where

adaptability, initiative, and relationship-building

are key. No two days will be the same--you'll be overseeing the space, hosting prospective members, planning events, and ensuring the site always feels welcoming and "showroom ready."

Key Responsibilities



Pre-Opening Phase



Drive

community engagement and awareness

, building relationships with potential members before launch. Conduct

viewings and tours

, showcasing the space and securing commitments from new members. Gather feedback from prospective members to shape the space and offerings.

Building & Site Operations & Management



Oversee daily operations, ensuring the site runs efficiently and meets

safety and compliance

standards. Lead on

facilities and maintenance

Maintain a

high standard of presentation

, ensuring the space is always "showroom ready." Work closely with suppliers and contractors to ensure smooth operations.

Sales & Membership Growth



Support with conducting

tours and sales conversations

with prospective members, understanding their needs and converting leads into sign-ups. Collaborate with the wider team on

pricing strategies and occupancy targets

. Track and report on

sales performance, membership retention, and space utilisation

.

Community & Member Experience



Act as the

main point of contact

for members, ensuring they feel supported and valued. Organise and support

community initiatives and events

to foster engagement and networking. Proactively gather feedback and implement improvements based on member needs.

Reporting & Performance Tracking



Provide

monthly and quarterly reports

on key metrics such as membership numbers, retention, revenue, and community engagement. Use data to inform decisions and drive continuous improvements in the space.

Leadership & Team Management



Lead and support your team ensuring they are motivated and performing effectively. Delegate tasks efficiently while maintaining high operational and service standards. Set clear expectations and track team performance against key business objectives.
