Role Purpose

This opportunity is for a position an Associate Director with over 5 years\' experience post qualification experience to join a team of 23 building surveying professionals focusing on traditional building surveying services but with a bias towards dilapidations. The building surveying team is part of the wider Projects & Building Consultancy department which provides a wide range of construction and building consultancy advice.

The candidate will predominantly be working with both internal and external investor and occupier clients ranging through international corporate occupiers, national/international investment funds.

The candidate will predominantly be involved in providing dilapidations advice/negotiations to both landlords and tenants, technical due diligence/surveys for investors and occupiers and specifying/running refurbishment works. Additional and more occasional roles will include defect diagnosis and planned preventative maintenance (PPM) schedules. These tasks will be undertaken across a range of property types, with an emphasis on office and industrial buildings in the south east for the dilapidations/construction work and a wide range of property types across UK and Europe for the due diligence.

Key Responsibilities

To independently deliver the successful implementation of professional and contract building surveying within the London Dilapidations team through the completion of a varied range of building surveying instructions.

- Take responsibility for the management of client and instructions and project teams to deliver high quality and timely building surveying and project services profitably;

- Deliver instructions from inception to completion with the minimum of supervision to meet the project objectives in accordance with company policies;

- Projects to include but are not restricted to:-

- Preparation of Schedule of Dilapidations and negotiating on behalf of Landlord or Tenant including interim schedules of dilapidations and preparation of dilapidations assessments;

- Purchasers, Vendors and Occupiers technical due diligence reviews of buildings including the coordination of wider specialist consultancy reports;

- Preparation of design and specification documentation, running of the tender process and the administration of refurbishment projects

- Planned Preventative Maintenance Inspections and Reporting

- Drafting of Standard Contract forms and Contract Administration;

- Support with Client Care, reporting and relationships

- Comply with CBRE\'s policies and management system;

- Work in compliance with Quality Management Procedures;

- To positively contribute to the department\'s business plan and revenue targets to assist in achieving its objectives;

Skills & Characteristics

- The ideal candidate will be MRICS qualified with over 5 years\' experience

- Good appreciation of professional and project based building surveying matters being able to understand the basics of the local and wider property markets;

- Excellent communication and interpersonal skills to present a professional and knowledgeable persona;

- Able to work as part of a team, supporting and working with colleagues and sister departments;

- Build, develop and maintain existing business and client relationships;

- Organise and prioritise tasks so that they are efficiently completed within an agreed time frame;

- Provide concise and clear written communication with accurate and excellent attention to detail;

- Sociable and outgoing team player who deals effectively with colleagues and clients Confident and assertive where required but understands and appreciates the importance of using discretion;

- Clean driving licence and willingness to travel within the UK
