About this Role:
Based within our Crabtree Property Management Team, you as an Assistant Property Manager Team Leader will be working to support and mentor the Assistant Property Managers in their day-to-day duties, including communications, property related tasks and other core duties. In addition to this, you will be supported by the senior team to ensure SLA's and KPI's are met across the department. As this is a newly created role, there will also be the opportunity to review processes to further allow us to meet our KPI's, and ensure we are providing the best possible service to our clients and customers, while supporting the other departments within the business. This is a real opportunity to develop and learn managing a dynamic team. These tasks will include the generic assistant property management duties such as works orders, communications, contractor management and so on.
Main Duties and Objectives:
Weekly Team meetings, supporting and advising the team of APM's as a first port of call on all aspects of the focus of tasks, and training.
Being the point of escalation for queries, questions, and or/ general support to Assistant Property Managers.
Ensuring that queries are responded to in the appropriate time.
Supporting and assisting the Associate Director and Area Manager to ensure that projects are running smoothly.
Managing your own workload and ensuring that the appropriate tasks are assigned to the APM's.
Liaising between departments, for support and guidance on Property Management team responsibilities.
Updating the team and providing support to the wider team.
Ensuring statutory compliance for training and development for the Assistant Property Managers are completed.
Scheduling and overseeing tasks assigned to the Property Management team.
Providing weekly updates on team members and tasks to Management. Including KPI's and updates on any issues or problems requiring SMT intervention. Mentor and develop Assistant Property Managers in processes and procedures relevant to the role.
General management of Central Services team members within the property division, including 121's, authorising annual leave and sickness absence.
Holding regular meetings with team members in the office or online.
Essential Skills:
Relevant block property management experience.
Excellent communication and interpersonal skills, including written and verbal.
An ability to deal with challenging people and handle conflicting opinions.
Organised and methodical.
An ability to multi-task and possess strong prioritisation skills.
Can demonstrate high customer focus and time management skills.
Previous management experience.
Bonus Skills:
Previous working experience/knowledge of QUBE or Dwellant
