The candidate will be working to support 3 Directors, as part of the wider team of 18, to help grow and enhance a key part of this important business line. The Asset Management team is a highly driven, commercial team that maximises the value of asset for investor clients, applying a holistic approach which places heavy emphasis on tenant engagement. Each instruction is bespoke and varies according to client needs and can vary from in size and scope xe2x80x93 from one-off transactions through to full-service Asset Management of commercial properties.The team is based in London and Manchester, with the successful candidate being based in London, with a need to travel to other offices and to sites as requiredRole and Accountabilities:The successful candidate will be an enthusiastic self-starter with previous Asset Management or transactionally orientated experience a prerequisite. Alongside a Director, they will have responsibility for specific assets involving creating and implementing value-add initiatives and risk mitigation strategies to deliver optimal asset performance. As part of driving performance, the Asset Manager will be expected to source, negotiate and oversee all elements of leasing transactions.Specifically, the responsibilities will include:

  • Asset Management Initiatives: Implementing initiatives identified in the business plan, including leasing and marketing strategies, refurbishment/redevelopment projects, rent reviews, lease regears/renewals, consideration of alternative uses and all other opportunities to create and protect value.
  • Leasing Transactions: leveraging off tenant engagement, negotiating and overseeing various forms of leasing transactions which could be lettings, regears, rent reviews and lease renewals
  • Oversight of Property Managers: Overseeing property management and ensuring accountability and performance through regular management meetings and quarterly performance reviews with reference to agreed KPIxe2x80x99s to include tracking and monitoring of rent collection, arrears and database records
  • Managing Leasing & Lease Advisory Agents: Work with the letting and lease advisory agents to understand the respective markets (trends, rental values, competition etc.) and establish letting guidelines and objectives.
  • Oversight of other consultants: Bring in other consultants as required to ensure initiatives are met and delivered. Ensure a one team approach is applied and all are aligned.
  • Reporting: provide regular reports and updates as required by clients.
  • Valuation: provide information to valuers as required.
  • Legal liaison: ensure a strong relationship with clientsxe2x80x99 lawyers on all areas of the property asset - both transactional and litigation. Seek advice as required from lawyers and work with your clientsxe2x80x99 legal teams to deliver appropriate solutions.
  • Environmental and Sustainability: ensure compliance with client and market sustainability requirements in asset management initiatives.
Required Qualifications & Experience:BA or BSc degree with strong record of academic achievement.MRICS qualified (Ideally 2 years+ PQE)Keen interest in property and the changing dynamics.Demonstrable experience of negotiation, ideally in respect of leasing transactions.Knowledge of Landlord and Tenant and 1954 Act mattersThorough understanding of all areas of the property lifecycle as well as applying a holistic approach.Strong interpersonal skills and good verbal and written communication skills with an ability to work collaboratively.Knowledge of the impact of sustainability on the property industry.Strong numeracy, financial and computer skills including MS Excel and an ability to understand key performance drivers.Ability to manage multiple tasks effectively and prioritise as required to meet expectations.Must be able to fit in with an established team and contribute to goals outside of their role for the benefit of the firm.Personalised benefits that support personal well-being and growth:JLL recognises the impact that the workplace can have on your wellness, so we offer a supportive culture and comprehensive benefits package that prioritizes mental, physical and emotional health.Location:On-site xe2x80x93London, GBRIf this job description resonates with you, we encourage you to apply, even if you donxe2x80x99t meet all the requirements.
